Do the sum on the rent first

This is the calculation nobody makes. Take what you pay a month, multiply by twelve, and compare it against the one-off cost of clearing the unit. A 10x10 cleared at $587 is very often less than a year of holding it, and the holding does not end.

Then ask the harder question: if you have not opened the door in eighteen months, what is in there that you would buy again today at the price you have already paid to keep it? In this market the answer is usually a small box of documents and photographs, and the rest is furniture that has been sitting in a metal building through four Houston summers.

Why Houston has so many of these

Self-storage lines the Beltway and the Grand Parkway in this metro for three specific reasons. Flooding is the first — households displaced from a ground floor put everything into a unit in a hurry and then never had a settled place to put it back. Relocation is the second: the Energy Corridor and the Texas Medical Center move people in and out on contract cycles, and a unit is what you take when you do not know how long you are staying. Downsizing from a ranch house into a townhome is the third.

All three produce the same unit: packed in a panic, never sorted, and rented on autopay ever since.

What four Houston summers do to a unit

Non-climate-controlled units in this city get hot and stay humid. Open one after a few years and you find the pattern every time: cardboard collapsed at the bottom of every stack, particleboard furniture swollen at the joints and no longer square, upholstery and mattresses carrying mildew, photographs stuck together, and a smell that gets into everything soft.

Climate-controlled units fare better but not perfectly, and a unit whose contents went in wet after a flood was never going to come out well regardless of the thermostat.

Plan for that before you drive out there. Bring a box for documents, and do not plan an afternoon around rescuing a sofa.

How the visit works

Facilities here are gated, on access codes, and often have their own hours and their own rules about loading-bay use. Tell us the gate code or meet us there, and let the office know a truck is coming if your facility asks for that.

Upper-floor units with a lift, or a long push down an interior corridor with a flatbed trolley, are ordinary work. There is no stair charge and no distance surcharge. What we do ask is that you tell us the unit number and the floor at booking so the crew brings the right equipment.

When it is empty we sweep it out so you can hand back the key the same day and stop the next month's rent.

Auction and lien clear-outs

Facility operators and auction buyers in this market have the same problem from the other side: a unit that has to be empty by a deadline. We price those by unit size exactly as above, agreed before the crew is dispatched, and work to the facility's access hours.

If you have bought a unit at auction and you only want part of it gone, price the remainder as a truck-fill tier instead — that is almost always the cheaper way to buy the half you do not want.

Item pricing, when the unit is half empty

A 5x10 holding a queen set, a dresser and a dozen boxes is not a $397 job if you price it properly: $143 + $126 + $132 = $401 on items, or $338 on the three-eighths truck tier. We would quote both and you would take the lower.

That is the whole point of publishing the numbers. You should not need a sales visit to work out which side of a threshold your unit falls on.
