How does pricing work?

Flat, photo-quoted. Send a photo and we price every item up front from real Houston market data — e.g. sofa $126, queen mattress $103, refrigerator $164. Big jobs are priced by the truck: $241 (1/4) to $732 (full 16-yard truck). $75 minimum. Texas sales tax is applied at checkout where required.

Do you do garage cleanouts?

Constantly — Houston homes are slab-built with no basements, so the garage is where decades of stuff piles up. We clear boxes, old furniture, appliances, and exercise equipment with easy ground-level loading, priced as truck-fill.

Can you handle flood and storm muck-outs?

Yes — after a flood or hurricane we haul out soaked drywall, carpet, ruined furniture, and wet contents by the truckload, fast, so you can dry out and rebuild. Priced as truck-fill from a photo; we move quickly during storm season.

Do you handle COIs for Med Center and Galleria towers?

Yes. Downtown, Med Center, and Galleria high-rises require a Certificate of Insurance naming the association and a reserved freight elevator. We issue the COI and book the elevator window — included in the flat price. Our coverage: General Liability $1M per occurrence · $2M aggregate; Umbrella/Excess $2M · $5M; Workers’ Compensation $1M each accident. Your building is added as additional insured, coverage is primary and non-contributory, and a waiver of subrogation applies.

Can you do same-day pickup?

Often yes, when a slot is open. Send a photo and we'll quote the soonest window across the Loop and the close-in suburbs.

What do you take?

Furniture, mattresses, appliances, electronics, exercise equipment, construction/renovation and flood debris, garage and full-home or estate cleanouts. We can't take hazardous materials (paint, chemicals, propane) — ask us and we'll point you the right way.

How do I pay?

Securely online by card at checkout (powered by Stripe). Paying up front reserves your crew and locks your price — no haggling or awkward payment at the door.

Are there hidden fees for stairs, long carries or disposal?

No. A third-floor walk-up in Montrose, a long carry from the back of a lot in the Heights, the tip fee at the transfer station — all folded into the flat quote. No per-flight charge, no fuel surcharge. A price only moves if there's materially more than the photos showed, and you approve it first.

Why not just put it out for heavy trash?

If it's the right month for your cycle — tree waste and junk waste alternate — and you can get it to the curb, use it. It won't take construction debris, it won't come up the stairs, and after a storm the cycle backs up for weeks. A sofa is $126 here, a queen mattress $103, and truck loads run $241 to $732.

Do I need to drag it to the curb first?

No. Especially not in August. Getting it out of the house and onto the truck is the work you're paying for.

Is the quote firm after photos?

For what the photos show, yes. If the crew opens a flooded room and finds more soaked drywall and furniture than the picture caught, they re-quote from the same published list and wait for your approval.

What does the price include, and is tax added?

Labor, the carry-out, loading, the drive and the disposal fee. Texas taxes junk removal, so it's already inside the number you were quoted rather than added when the crew arrives.

Do you recycle or donate what's usable?

Yes when it genuinely is — furniture in good condition goes to a reuse outlet and metal, appliances and electronics get separated. Anything that sat in floodwater is going to the landfill, and we'll say that rather than pretend otherwise.

Are you insured, and for how much?

General Liability $1M per occurrence and $2M aggregate, an Umbrella/Excess layer of $2M and $5M aggregate, and Workers' Compensation on the crews. Med Center and Galleria management offices get the certificate the same day.

Do I have to be there?

Not if the crew can reach it — a garage code, an unlocked side gate, a marked pile on the driveway. Photos of the cleared area come through when the truck leaves.
