The short answer
This is volume work, priced on the same ladder as everything else: quarter truck $241, three-eighths $338, half $431, five-eighths $513, three-quarters $587, seven-eighths $661, full truck $732. Multiple loads are multiples of those numbers, and you agree the plan before the first one.
A single heavily loaded room is often a half to three-quarters of a truck on its own. A three-bedroom ranch house with a full garage and pathways rather than floor space is commonly three to four full loads.
Why Houston houses get here
Two structural reasons, both local. There are no basements, so everything a family accumulates lives on the same floor they live on, in the garage, or in the attic. And there is no reliable, frequent way to put bulky things out in much of this metro — unincorporated county addresses have no municipal bulky collection at all, and where there is one it runs on a window rather than on demand.
Add a flood. A household that lost a ground floor once tends to save more afterwards, not less, and the boxes that came back down from the attic never go back up. None of that is a character flaw. It is what happens when storage is the only option and the option is a garage.
Heat, humidity and why this is not a slow job
A packed Houston house does not stay stable. Air does not move through it, the humidity gets into paper and fabric, and mold finds the layers underneath before anyone sees it on top. Cardboard at the bottom of a stack in a garage collapses under its own weight. Pest pressure in this climate is constant and a full room is an invitation.
So the practical advice is not to do it gradually. A household that decides to clear one room a month is fighting the climate for a year. Booking consecutive loads and getting it done inside a week or two is both cheaper and safer.
How we price it without a surprise
We walk it or we work from photographs, then we give you a truckload estimate and a not-to-exceed number in writing. If the job turns out smaller, you pay for fewer loads. If a room opens up and reveals more than the photographs showed, you hear about it before the next load is started — not after the truck has gone.
What is included: the labor, the carry-out from any room, the loading and the disposal. There is no stair charge and no minimum-hours trick. The visit minimum is $75, which is not a number that ever comes up on a job like this.
Volume line items, if you only need part of it
| Item | Price |
|---|---|
| Small Junk Pile | $82 |
| Medium Junk Pile | $129 |
| Large Junk Pile | $208 |
| 10 Bags of Debris | $132 |
| 20 Bags of Debris | $259 |
| 30 Bags of Debris | $385 |
| 50 Bags of Debris | $575 |
| Contractor Bag | $41 |
| Bag of Clothes | $35 |
| Box of Books | $45 |
Clearing one bedroom that has become storage: a large pile plus twenty bags — $208 + $259 = $467. That is above the half-truck tier at $431, so we would quote the half truck and you would take it.
Discretion in a Houston neighborhood
Houston has no zoning, which means the housing sits shoulder to shoulder in ways it does not elsewhere — a bungalow beside a new three-story townhouse beside a small commercial building, all on the same block, with everyone's driveway in view of everyone else's front window.
Crews work with unmarked bags, keep the load covered, and stage out of the driveway rather than across the front lawn where practical. If you would rather we parked in an alley or arrived early, say so at booking and we will plan it that way.
We also do not photograph the interior for anything other than the quote and the completion record, and those stay on your job.
What to do before the crew arrives
Nothing that costs you sleep. You do not need to pre-sort, pre-bag or tidy — that is the job.
What genuinely helps: identify the documents and the small valuables that must not go, and put them in one named box or one closed room. Mark it. Tell the crew lead at the door. Everything else can be decided as the rooms open up, and a good crew will stop and ask rather than guess.
Frequently asked questions
How much does hoarding cleanup cost in Houston?
It is priced by truckload — $431 for a half truck, $732 for a full one — and most houses need several. A three-bedroom single-story home with a full garage is commonly three to four full loads, quoted as a plan before any work starts.
Will I get a surprise bill?
No. You get a truckload estimate and a not-to-exceed figure in writing. If more turns up behind a wall of boxes, you are told before the next load begins, and if the job comes in smaller you pay for fewer loads.
Do I need to sort anything first?
No. Just separate documents and small valuables into one marked box or one closed room and tell the crew lead. The rest is what you are hiring us for.
Can this be done discreetly?
Yes. Unmarked bags, covered loads, staging in the driveway rather than across the lawn, and an early start if you want one. Houston blocks are close together and we work accordingly.
Is it better to do it in stages?
Usually not. In this climate a partially cleared house keeps deteriorating between visits, and consecutive loads over a week or two cost less in total than the same volume spread over a year.
