Garage Cleanout
Katy, TX
Katy houses sit on slabs — no basement, anywhere. The garage ends up holding everything a northern house puts underground, plus the hurricane tubs. We clear it as flat truck-fill from $241, load it from inside the garage rather than the kerb, and sweep the slab before the door comes down.
How it works
1 · Photograph the garage
Put the door up, stand back at the apron, take one wide shot. That sizes the truck-fill and returns a flat price. No walkthrough, nobody in your driveway with a clipboard, no number that moves once they have seen the back wall.
2 · Pick a window
Same or next day is usually open across 77449, 77450, 77493 and 77494. Send the gate code if your section has one. Between May and September take the earliest slot — a closed garage out past the Grand Parkway is unpleasant by eleven.
3 · We load from inside
The crew works from the back of the garage forward, straight onto the truck. Nothing stages on the driveway, nothing goes to the kerb, and the slab is swept before the door comes down.
What a garage cleanout costs in Katy
Priced as truck-fill from your photo. You pay for the fraction of the truck your things actually occupy, not a line-by-line tally of forty boxes. Loading, the sweep-out and the disposal are inside the number.
| Volume | Flat price |
|---|---|
| Quarter truck (2/8) — one corner, or the bikes-and-boxes wall | $241 |
| 3/8 truck | $338 |
| Half truck (4/8) — one full bay of a three-car | $431 |
| 5/8 truck | $513 |
| Three-quarter truck (6/8) | $587 |
| 7/8 truck | $661 |
| Full truck (8/8) — a packed three-car back to slab | $732 |
Smaller than a truck-fill? A loose pile is $82 small, $129 medium, $208 large. Heavy single items price alone if that is genuinely all that is going — treadmill $115, home gym $241, metal shelving $71, refrigerator $164, sofa $126. Bikes, weights and plastic tubs ride inside a truck-fill rather than being counted piece by piece. $75 minimum on any visit.
What comes out of a Katy garage
The storm kit that outlived the storm
Plywood cut for windows that no longer exist, a generator nobody has started since the last outage, stacked water and sandbags gone brittle. Katy keeps this gear because Katy has needed it — then the useful half quietly becomes the unusable half.
Everything lifted off the slab once
Households in this corridor learned to get things up on shelving and pallets. Years later the shelves are still full and nobody remembers what is in the top tubs.
The exercise phase
A treadmill, a weight bench, sometimes a full multi-station. Bought for a garage that runs above 95°F most of the year, used for one winter.
Katy ISD childhoods, boxed
Four bedrooms of outgrown furniture, bikes in three sizes, and the bunk bed nobody wants to break down.
Kitchen and furniture turnover
The old refrigerator that became the garage refrigerator and then stopped being either, the sofa that did not fit the new great room, patio furniture that lost its cushions.
Move-in debris that never left
Flattened boxes, packing paper, and the spare tile and paint the builder left behind — still in the corner four years later.
Not on the truck: paint, solvents, pesticides, pool chemicals, propane tanks and old fuel. Those go to a household hazardous waste programme, and we say so before you book rather than leaving the crew to discover it.
What makes Katy different
No basement, ever
Gulf Coast slab construction means the garage is the only storage the house has. A three-car in Cinco Ranch or Cross Creek Ranch is doing the job a northern basement does, without the square footage to hide it. That is why the cars end up on the driveway.
The water shapes the garage
Katy sits in the Barker and Addicks corridor, and households plan for releases the way other suburbs plan for snow. Some of what we carry out still shows a waterline. Say so when you book — it changes how the crew handles it, not what you pay.
Almost everything has an association
Master-planned means covenanted, and enforcement tends to arrive by photograph. It is the strongest argument for loading from inside: there is no window during which your cleanout is visible from the street.
Heat is an operational fact
A closed Katy garage in July is meaningfully hotter than the air outside, and the humidity removes the recovery a dry-heat city gives you. Book the first window of the day from May to September.
Distance is real out here
West of the Grand Parkway the sections are large and the drive between them is not trivial. It does not change your price — there is no distance or long-carry charge — but it is worth knowing when you pick a window.
Three counties, one name
Katy straddles Harris, Fort Bend and Waller counties plus the City of Katy, and much of the build sits inside MUDs with their own contracted hauler. Whose bulk rules apply depends on your street — check your own provider's current page.
Where the load actually goes
A garage load separates on the truck rather than at the far end — it is far easier to keep a scrap pile apart while loading than to pull metal out of a compacted heap later. Four destinations, in this order:
Reuse and donation
Working tools, solid furniture, bicycles, camping and sports gear, kitchenware, unopened supplies. Katy garages produce an unusually good version of this category, because so much of it was bought for a move or a season and barely used.
Metal to scrap
Shelving, appliance shells, weights and frames, the dead generator. Steel has a genuine market at the end of it, which is why it is separated rather than thrown on a pile.
Regulated streams
Anything with a sealed refrigerant system — the garage refrigerator, a chest freezer, a window unit — goes for proper recovery. That handling is inside the price. No refrigerant fee, no EPA line, nothing added on the day.
Disposal last
Water-damaged particleboard, foam that has taken nine Gulf Coast summers, anything mouldy. We will not claim a diversion percentage we cannot evidence — what we commit to is that the load is sorted and goes somewhere licensed, with the fee already inside your quote.
When Katy books this
Late spring, before hurricane season
The biggest single cluster. People want the bay usable and the storm kit reachable before June — and they would rather sort it in May than in August.
The week after a storm scare
Not the damage jobs, the reckoning. The tubs came down, everything got looked at properly for the first time in years, and half of it turns out to be finished.
Listing week
Katy moves on schools and relocation, and the garage is the second thing photographed after the kitchen. A packed three-car reads as “this house has no storage” — precisely wrong in a market where the garage is the storage.
End of the school year
The Katy ISD calendar drives a genuine wave — graduations, downsizing, families leaving the district, and four bedrooms of outgrown things that have lived in the garage since the last move.
January
The quietest, easiest slot of the year to book — and the only month when working in a closed Katy garage is actually pleasant.
Frequently asked questions
How much does a garage cleanout cost in Katy?
Truck-fill from a photo: a quarter truck is $241, a half $431, three-quarters $587 and a full truck $732, with a $75 visit minimum. Loading, the sweep-out and disposal are included, and the price is fixed before anyone drives out.
Do I have to drag it all onto the driveway first?
No. The crew works from inside the garage straight onto the truck. Nothing stages on the driveway or at the kerb — which in a covenanted Katy section is the whole point.
Can you work while I'm at the office?
Yes, if we can get in. Leave the door code or open the side gate, mark anything staying with painter's tape, and approve the quote beforehand. You get photographs of the empty bay when it is finished. Plenty of Energy Corridor commuters book it exactly this way.
Some of it was in the flood. Is that a problem?
No, and it does not change the price. Tell us when you book so the crew arrives prepared — water-affected material is heavier, comes apart differently and is routed differently at the far end.
What won't you take?
Paint, solvents, pesticides, pool chemicals, propane tanks and old fuel, all of which belong in a household hazardous waste programme. We say so before you book rather than after the truck arrives.
How quickly can you reach 77493 or 77494?
Same or next day is usually available across all four Katy ZIPs. From May to September take the first window of the day — a closed garage west of the Grand Parkway is unpleasant by eleven.
